NYC Local Law 97 Compliance

At Veritas Solutions Group, we help determine a building’s greenhouse gas emission limits, identify opportunities for energy efficiency, and implement new tools to reduce energy use and emissions.

Local Law 97 Compliance

24/7 VISIBILITY INTO BUIILDING OPERATIONS

TARGETTED SOLUTIONS WITH MINIMAL CAPITAL INVESTMENT

PROACTIVE MAINTENANCE FOR ASSET EFFICIENCY

As part of the New York State Climate Mobilization Act which aims to reduce greenhouse gas emissions 40% by 2030 and 80% by 2050, Local Law 97-2019 is mandating that buildings over 25,000 square feet significantly reduce emissions and provide annual reporting on emission intensity starting in 2024. All applicable buildings will have their own set of stringent emissions limits, pre-determined by a building’s size and class. Non-compliance will be costly, with fines of $268 for each metric ton over the limit and additional fines for reporting issues. Without implementation of more efficient technologies and better monitoring and commissioning solutions / services, it will be extremely difficult and costly to achieve compliance.

The Veritas Solutions Group Value

To meet these aggressive targets, New York City buildings need to take action immediately. Veritas Solutions Group is here to help determine what a building’s greenhouse gas emission limits are, identify opportunity areas where energy efficiency can be increased, and implement new technologies and tools that reduce energy use and emissions. Some properties face much bigger hurdles than others, which is why it is imperative to begin planning immediately.

The first step should be to ensure that the equipment that is currently in place is operating optimally, through both retro-commissioning and monitoring-based commissioning practices. A thorough energy audit should then be performed to identify both immediate and low-cost measures, as well as capital investments that can be implemented to drastically reduce a building's carbon footprint and in turn its exposure to future financial penalties.

Monitoring-Based Commissioning (MBCx), which provides the benefits of continuous commissioning, is a valuable tool that we recommend for Local Law 97 compliance. We work with strategic partner and provider of MBCx solutions, FacilityConnex, whose technology is designed to help you stay in compliance, simplify reporting, minimize fines and maximize your energy cost savings. MBCx goes beyond monitoring equipment performance to proactively identify and address key equipment and system issues that waste energy. This process ensures, in real-time that equipment is operating at peak efficiency while intelligent alarming and fault detection and diagnostics built into the MBCx platform ensure that potential issues are addressed proactively or immediately addressed.
