Local Law 87 requires any large building over 50,000 square feet to undergo retro-commissioning and an energy audit every 10 years. According to the Mayor’s Office of Sustainability, approximately 15,000 properties in New York City meet these credentials and therefore must comply with this law. Properties are subject to an annual fine for not submitting an Energy Efficiency Report (EER) to the Department of Buildings. This creates an opportunity for property managers to make long over-due repairs and upgrades to their facilities under the guise of compliance.
